Evaluation of HVAC and Plumbing Issues

The project consisted of an evaluation of current HVAC and plumbing issues for the 250,000 SF community building.
Areas included independent living units, assisted living units, health care center, central heating and cooling plant, central
domestic hot water plant, indoor pool, and central kitchen.
Upgrades to the domestic hot water system were designed to address the sources of fluctuations in the temperature of
domestic hot water delivered to various areas of the building.

Boiler Replacement and HVAC Upgrades
Silver Spring, MD
The project involved upgrades to the HVAC, plumbing, and electrical systems within a 120,000 SF independent living
facility.
The $1,000,000 renovation included replacement of the existing heating water boilers, replacement of several air handling units, provision of an integrated building automation system, and upgrades to the electrical power distribution system.

Mechanical and Electrical Master Plan
Sykesville, MD
The project required the preparation of a concise five-year Master Plan for the mechanical and electrical systems serving
the community center, health care center, and two apartment buildings totalling approximately 190,000 SF.
The Master Plan also included recommendations for planning the mechanical and electrical systems required to serve the
buildings proposed for the expansion of the facility over the next five years.

| COPPER RIDGE CONTINUING CARE FACILITY
Humidity Evaluation and HVAC Upgrades
Sykesville, MD
The project involved the replacement of three air handling units to address the source of high indoor air relative humidity
within the approximately 100,000 SF building.
The replacement units were equipped with humidification and dehumidification capabilities to ensure that the 100%
outdoor air delivered by these units was properly conditioned to maintain an acceptable indoor air relative humidity within
the building.

Cooling Tower Replacement
Sykesville, MD
The project involved the replacement of the cooling tower serving the central cooling plant for the facility.
In order to meet the construction schedule of the project, we pre-purchased much of the equipment on behalf of the owner,
the Episcopal Ministries to the Aging.
The construction was successfully completed on time and under budget within the available six-week construction time
frame.

Dual Temperature Water Cool-Down System
Frederick, MD
The project consisted of a system which enabled the dual temperature heating/cooling water in the two-pipe system to be
cooled from the operating heating water temperature to the operating chilled water temperature in less than three hours.
Prior to implementing these upgrades, the water in the two-pipe system would take up to three days to cool sufficiently
for the chillers to operate. This resulted in uncomfortably warm temperatures within the building during the spring and fall
seasons of the year.
